Our 3-story Duplex features two 1300 square foot units. The units are all nicely furnished, modern, brand new, and as clean and trouble-free as we can make them. We rent short term only to families, business people, and adults. Our place is in a quiet and safe neighborhood with many owner-occupied dwellings, and year-round rental properties. It is the fourth building from the water (half-block). The sand is about 100 strides from the rear of the building. We are located on the beach side of River Ave., between 47th and 48th streets. The 48th St, lifeguard tower is close to where you will swim. Garage parking with an automatic opener allows a car inside and a space behind the garage for another small car for each unit. The garage has ample space for bikes and beach gear. There is also a washer and dryer in the garage.
4 beach cruiser bikes are available for short term rentals Labor Day through Memorial Day only for the 2 BR units.
Special Features:
The large 2-bedroom units have barbecues and patio furniture. The upper unit has a deck coming off the sliding glass doors, and an open-beam ceiling. Both of the large units have fireplaces with installed gas log sets. The lower unit has a large picture window and a large patio in front. Both units have Dutch doors. The units are soundproofed from each other.

Rates:
Summer Rates - Weekly (after Memorial Day)
2 BR: $1500-1600 (2 Rate Periods: Early June;
High Season)
Winter Rates – Weekly (After Labor Day)
2 BR: $1000-$1400 (Rates based on # People and Holiday Times)
Ask for rate quotations for 2-6 night stays.
City Taxes: City bed tax for short term rentals
(less than 30 days) is 10%.
Linens: Winter Free; Summer $2.50 per day per person.
Cleaning Fee and Deposit: Units are clean when you move in. You clean when you leave. Vacuum cleaner and cleaning supplies are provided. Arrangements can be made for a cleaning service.
A $300 refundable cleaning and breakage deposit is required.
Damage Waiver Fee: We do not charge a processing fee, damage waiver fee, or any other non-refundable fees that are customary in Newport Beach.
